FAQ
How is rental income taxed in the UK?
If you own property personally, rental income is added to your other earnings and taxed at your usual income tax rate. If you own property through a limited company, then corporation tax applies instead. The right structure can make a significant difference to your overall tax bill.
What expenses can landlords claim?
You can claim for things like repairs, letting fees, insurance, utility bills and professional fees against your rental income. Mortgage interest relief is still available but comes with Section 24 restrictions attached to it. It is always best to check with an expert accountant to ensure you are claiming for the right things and not missing any tax saving opportunities.
How does Section 24 affect landlords?
Section 24 replaced full mortgage interest deductions with a basic rate tax credit for personally owned properties. For higher rate taxpayers, this means a noticeably higher tax bill. It’s one of the main reasons many landlords are now considering limited company ownership.
Do landlords need to register for Self Assessment?
Yes. If you earn rental income that hasn’t been taxed at source, you must register for Self Assessment and declare it annually. It’s easy to put off, but HMRC will catch up eventually — so the sooner you get it sorted, the better. If you earn over £50,000 a year (2026/27 tax year), you are also required to comply with Making Tax Digital for Income Tax Self Assessment.
Should landlords consider owning property through a limited company?
It’s not a simple yes or no. A limited company works well for some landlords and not at all for others. Your tax position, mortgage arrangements and future plans all need to be factored in before making a move.
What is the Let Property Campaign?
It’s an HMRC scheme allowing landlords to voluntarily declare previously undisclosed rental income. Coming forward typically means lower penalties than being found by HMRC. The process is straightforward and we handle everything on your behalf if needed.
